Build Process


Step 1 - Sourcing Land

Our project manager and property specialists collaborate with freelance agents to search for land within your desired parameters and present curated shortlists until we secure the ideal plot.


Step 2 - Zoning & Feasibility

We make sure you’re allowed to build what you want on that land.

  • Zoning: The area is zoned for villas/short term accommodation

  • Size and setbacks: Height limits, how much of the land you can build on, and required distances from roads, rivers, temples, or boundaries.

  • Legal road access: A recorded right of way and adequate road width for construction, deliveries, and guests.

  • Utilities: Power capacity, water source (PDAM or well), internet, drainage, and septic feasibility.

  • Permits pathway: Ability to obtain the building permit (PBG) and occupancy certificate (SLF).

  • Clean title: Verified boundaries, no overlaps or liens, no disputes or unpaid land tax; lease terms allow building and commercial use (with extension options where relevant).

  • Environment & community: Flood risk, soil/ground conditions, noise limits, and any required letters from the local banjar/community.

  • Site practicality: Land shape, slope, sun orientation, privacy, view corridors, and whether trucks/cranes can access the site.

  • Exclusions: Not in restricted zones (e.g., green zone, riparian/coastal setbacks, heritage, airport/utility corridors).


Step 3 - Legal Due Diligence & Acquisition

An independent notary verifies land status and documentation, then completes transfer/registration in your name or entity.


Step 4 - Design Kickoff

We open a group chat with our architect and share past villa designs to ensure our build perfectly matches your vision before bringing it to life with our renders.


Step 5 - 3D Concepts & Renders

Your preferences are translated into photorealistic 3D CAD renders so you can visualise how the villa will look and feel.


Step 6 - Transparent Pricing (BOQ)

We prepare a detailed Bill of Quantities (BOQ) covering materials, labour, and installation. We aim to ensure the build is within your budget without compromising standards through benchmarking prices across our vetted suppliers.


Step 7 - Contracting & Legal Review

We draft the build contract; you appoint your own lawyer for independent review.


Step 8 - Build & Delivery

Construction begins, with structured project management, quality checks, and scheduled monthly updates from day one to handover.
